In July '25, the average monthly rent was £1,496 - breaking the record set last July of £1,470. Month-on-month rents rose by a staggering 18.3% compared to June, which is a typical pattern that was also seen last year, with July traditionally being one of the busiest months for the rental market.

The average void period in England sat at 20 days in June, dramatically dropping to 12 days in July, seeing a reduction of 40% as more and more renters look to find their new home. In the North West, which saw the highest spike of rental prices in July, the average void period dropped from 22 days in June to just 5 days the following month, dropping by an impressive 77%.
