Build to Rent (BTR).

The Build to Rent sector focuses on property designed specifically for the rental market, rather than for private ownership and residence. Build to rent property now makes up 13% of total UK real estate investment, almost tripling in the last 3 years.

With the average age of a first-time buyer approaching almost 34 years old, more and more long-term renters are stepping away from the property ladder and choosing a property specifically developed for them to live in for much longer periods - the Build to Rent sector.

Co-living.

Co-living is based on having a self-contained space that extends with access to a range of on-site amenities. In 2024, there were more co-living units submitted and permitted than in any other year, with 2025 expected to break this record once again.

This sector has become more prevalent among students and young professionals from 18-30, offering a combination of independence alongside a turn-key community, creating the opportunity of the 12-year tenant, within a development designed to adapt with its residents in a way others can't.

Purpose-Built Student Accommodation (PBSA).

Designed and managed for student life, the PBSA sector is different to the traditional Halls of Residence. There is more focus on catering to the needs of students in a convenient, social way, and located close to the Universities in that area.

Purpose-built student Accommodation is one of the most popular investment sectors in the UK, clocking in an investment value of £3.9 billion in 2024. More and more students are attending University in the UK, and put simply, there is not enough student accommodation to keep up with the demand.
