What is off-plan property?.

Off-plan property is a property that is available for purchase prior to being completed. Investing in off-plan property gives investors the option to secure a property by paying a percentage of the property’s purchase price, up to 2 years before the development is complete, with any outstanding balance paid upon completion.

Buying off-plan property.

For investors buying off-plan properties, they can pay over a longer period of time, than if the property had already been completed.

In many cases, they can also secure property at current market values, enabling them to make significant capital appreciation upon completion of the property.

Benefits of buying off-plan property.

Longer payment terms.
Off-plan properties are usually sold up to 2 years out from completion, providing investors with a longer period to finance the purchase.
Capital appreciation.
Your investment will have gained in value over the build period, meaning you are likely to make a profit by selling upon completion.
High demand.
By buying off-plan, you are purchasing a property that will be one of the newest on the market when it completes, and therefore will be in high demand.

Financing an off-plan investment.

While mortgages are available on many off-plan investment opportunities, off-plan investments tend to be more suited to those financing their purchase using cash.

This is because off-plan properties can take up to 2 years to complete, while a mortgage offer is only valid for between 3 and 6 months.
